TakeoffIQ

LiveCSI 03 Concrete and CSI 04 Masonry are live

A senior estimator, turned into software.

Upload a plan set. TakeoffIQ reads every sheet, legend, schedule, symbol, detail, and dimension, then returns structural concrete and masonry quantities with the sheet and detail behind each line.

It is a full-takeoff platform. Other CSI divisions are on the roadmap, with no dates, and nothing is called live until it can be traced the same way.

01How it works

From a plan set to a workbook you can check.

Four steps. The quantity does not leave the drawing without a reference.

  1. 01

    Upload the set

Drop a plan set up to 1 GB, including sets with hundreds of sheets. Structural, architectural, and the details where the quantities actually live.

  2. 02

    Read the drawings

Every sheet, legend, schedule, symbol, detail, and dimension. Concrete and masonry scopes come back with a reference to where they were found.

  3. 03

    Audit and cross-check

Quantities are audited against a 14-section master estimator checklist. Every number is cross-checked. Anything uncertain is flagged green, yellow, or red, with the sheet and detail. Nothing is silently skipped.

  4. 04

    Export to Excel

A workbook for the estimate: concrete in cubic yards, rebar in pounds, CMU block counts, formwork in square feet, embeds and anchors, piles, tie and grade beams, and renovation demo, repair, and new. Each line is traceable.

02Scope

What it quantifies today.

Live coverage is structural concrete and masonry. Concrete comes back in cubic yards. Rebar in pounds. CMU as a block count. Formwork in square feet. Embeds, anchors, and piles as counts. Tie beams and grade beams stay on their own lines. Renovation is split into demo, repair, and new.

03Roadmap

Coming next. No dates.

TakeoffIQ is built to cover every trade and CSI division. Concrete and masonry are live. Everything else on this index is not. A division moves to live only when a quantity can be traced the way those two can — no guessing, nothing skipped. No schedule is published.

Live now

  • CSI 03

04Accuracy

Every number is a claim you can open.

TakeoffIQ audits the takeoff against a 14-section master estimator checklist and cross-checks every number. A section that does not clear becomes a yellow or red flag with a place to look. The checklist is not a silent pass.

  • green

    Supported

The drawings and the cross-check agree. The sheet and detail are on the line, so a reviewer can still open the source.

  • yellow

    Confirm

Readable, but uncertain — a conflict, a partial dimension, an unclear limit. Left open for a person. Not closed by assumption.

  • red

    Blocked

Missing, contradictory, or not readable enough to quantify. The line stays on the export. It is not skipped, and it is not guessed.

red

The hand check

Flags are the order of review. TakeoffIQ does not close a yellow or red item by filling in a number. A person opens the drawing, confirms what the cross-check could not, and the line is still there when they do.

  1. 01

    Open the reference

Every line names the sheet and, where the drawings give one, the detail. That is the first place a reviewer looks.

  2. 02

    Red, then yellow

The note says what failed the cross-check. Those items are the hand check. Green is not a substitute for having a source.

  3. 03

    Leave the line in

A finished export is not one with the hard items removed. If TakeoffIQ cannot support a number, the gap stays visible.

06FAQ

Questions worth asking before a takeoff tool.

What does TakeoffIQ take off today?+

Structural concrete and masonry: footings, grade and tie beams, slabs, columns, beams, walls, CMU, lintels and bond beams, rebar, embeds and anchors, piles, stairs, formwork, and renovation demo, repair, and new quantities for that work. If a scope is not listed as live, it is not being taken off.

Is this only a concrete tool?+

No. TakeoffIQ is a full-takeoff platform, built division by division. Concrete (CSI 03) and masonry (CSI 04) are live. Other divisions are shown as coming next. A division is marked live only when its quantities are traceable the same way. No dates are published.

How large a plan set can I upload?+

Plan sets up to 1 GB, including sets with hundreds of sheets.

What does it actually read?+

Every sheet, legend, schedule, symbol, detail, and dimension in the set. Quantities for the live scopes are tied back to where they were found.

What do green, yellow, and red mean?+

Green means the drawings and the cross-check agree. Yellow means the item is readable but uncertain and needs a person to confirm it. Red means the item is missing, contradictory, or not readable enough to quantify. Red and yellow lines stay on the export. Nothing is silently skipped.

Does it guess when a dimension is missing?+

No. If a number cannot be supported, it is flagged and kept visible, with the sheet and detail. TakeoffIQ does not fill the gap.

What is the 14-section checklist?+

Every takeoff is audited against a 14-section master estimator checklist, and every number is cross-checked. A section that does not clear becomes a yellow or red flag with a place to look. The checklist is not a silent pass.

What is the hand check?+

The export is built to be checked by a person. Review starts with red, then yellow. Each line carries its sheet and detail reference so the drawing can be opened next to the number. Green lines keep that reference too.

What is in the Excel file?+

A workbook of the live scopes: quantity, unit, sheet, detail, flag, and note. Concrete in cubic yards, rebar in pounds, CMU as a block count, formwork in square feet, embeds and anchors, piles, tie and grade beams, and renovation demo, repair, and new.

Who builds it?+

Magnum Construction Services, a Florida certified general contractor, CGC1509043.
